How to Hire a Preconstruction Manager for Commercial Construction

Preconstruction has moved far beyond producing a number before operations takes over. On negotiated and design-assist work, a strong Preconstruction Manager helps shape scope, budget, schedule, constructability and owner expectations before the project reaches the field.

Define the balance between estimating and client leadership

Some Preconstruction Managers remain deeply technical and estimate-driven. Others spend more time leading design meetings, coordinating the owner and architect, presenting options and driving value engineering. Define where your role sits on that spectrum.

A search becomes much more accurate when the client can say, for example, 'We need someone who can own conceptual budgets, lead design-phase meetings and take the project through GMP,' rather than simply asking for preconstruction experience.

What strong candidates should demonstrate

Look for experience with conceptual estimating, design development, cost planning, constructability reviews, subcontractor engagement, procurement strategy, value engineering and GMP preparation. Client-facing communication is often just as important as technical estimating depth.

Ask candidates to explain a project where the budget moved materially during design. What caused it? How did they communicate it? What options did they develop to bring the project back into alignment?

Sector knowledge still matters

Healthcare, industrial, mission critical, hospitality and luxury construction all create different preconstruction challenges. Where technical systems, long-lead equipment or specialized trades are important, sector experience can reduce risk.

Where to find Preconstruction Managers

Many strong candidates are currently employed by competitors and may not use the title 'Preconstruction Manager.' Relevant people can also sit under Senior Estimator, Director of Preconstruction or estimating leadership titles. A broader market map helps prevent title-based searches from missing the right person.
